What income do I need to qualify?
Tenants are generally required to have an annual income equal to 3.5-10 times the monthly rent. For example, if the rent is $1,000 per month, an applicant should document no less than $3,500 – $10,000 in net income after taxes. If the apartment is to be shared, the sum of all applicants’ income can be considered.
What is a Guarantor?
A guarantor is a person who agrees to pay any losses directly to the landlord should the tenant be unable to pay the rent, or otherwise breach the tenancy agreement.
Can I use a guarantor?
Yes. Guarantors must generally document annual no less than 7-10 times monthly rent. For example, if the rent is $1,000 per month a guarantor should earn $7,000 – $100,000 to qualify. A guarantor must also have a US social security number and a US credit history. Pugh Realty Group accepts a maximum of two guarantors and we will consider the sum of their incomes to meet the requirements.
How much is the security deposit?
One month’s rent is the standard deposit. Additional security may be required under certain circumstances.
How long does it take to process an application?
Pugh Realty Group can process and approve a rental application within a few hours provided that the applicant(s) have submitted all of the required documentation.

If I’m applying with roommates does each person have to sign the lease?
All tenants (including roommates) and guarantors must fill out separate applications, pay the appropriate application fee, and provide all the necessary paper work in order to sign the lease.
What is the current rental application fee?
Pugh Realty Group currently charges an application fee of $50.00 per applicant.
What checks do I need at the lease signing?
Pugh Realty Group only accepts certified checks, bank checks, or cashier’s checks at the lease signing. Certified funds only.
When is my rent due?
Rent is due on or before the first of every month, payable in advance.
Who do I make my rent check payable to?
Rent checks must always be made payable to Pugh Realty Group LLC. This can be found on the top of your rent statement (and lease). Also, please note your account number or apartment address / number on the checks.
Where do I send my rent payments to?
Rent payments should be mailed to the Pugh Realty Group office at: PO Box 71954 Newnan, GA 30271
Who should I contact if I need repairs in my apartment?

Should I get renters’ insurance?
Yes.
May I store items in the hallway, public corridor, fire escapes, or common area?
No. Due to various building and fire codes, we cannot allow the storage of any items in the hallways, public corridors, fire escapes, or other common areas.
How often is the list of available apartments updated?
Pugh Realty Group generally updates the listings on a daily basis.
How may I pay rent each month?
Once you become a tenant, personal checks are allowed. We also accept certified checks, bank checks, cashier’s checks, and money orders. Remember that rent is due on or before the first of each month, payable in advance. Cash is not allowed.
